Since 6th April 2009 a HIP must be in place before a property can be marketed. An estate agent cannot market the property (circulate sales particulars by post or email, advertise the property in newspapers or on the internet, telephone applicants about the property or arrange a for sale board etc.) until the following HIP components are in place and available for inspection:
- An index listing the contents of the HIP and noting any required documents that are missing
- A Property Information Questionnaire (PIQ)
- An Energy Performance Certificate (EPC)
- A Sale Statement summarising the terms of sale
- Evidence of title (Land Registry Documentation)
The following documents must be included in the HIP as soon as possible and within 28 days of the first point of marketing:
- Standard Searches
- A copy of the Lease (where applicable)
- Documents showing proof of title (unregistered properties only)
